Mobile Technical Operative - Fabric, East Midlands

Mobile Technical Operative (Fabric) – HMCTS contract, Leicester Crown & County Court

Permanent full-time, 40 hours per week. Competitive salary and benefits package.

General Overview

Carry out planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring safe, timely completion in accordance with contracted output specifications and EQUANS processes. Includes Legionella control and monitoring activities.

Main Duties and Responsibilities

• Inspect/repair floor, walls, ceilings and roofs, free-standing and fitted furniture, doors (including Fire Doors), windows and associated furniture.
• Inspect and clear drainage and gully systems, unblock toilets and sinks.
• Inspect/replace luminaries.
• Painting, re‑decorating and hanging of pictures, signs and notices.
• General site services, including sweeping and tidying.
• Carry out ad‑hoc activities supporting Equans and client team including moves and changes.
• Ensure reactive tasks throughout sites are completed and proactively highlight areas for improvement.
• Ensure suitable consumables are available and provide parts lists and estimated timescales for remedial works.
• Maintain accurate paperwork and CAFM records for planned and reactive activities, passing them without delay to the contract administrator or Helpdesk.
• Prepare and use Method Statements and Risk Assessments for all tasks.
• Develop a good working relationship with all members of Equans staff, subcontractors and client representatives.
• Provide a safe and healthy working environment, wearing uniform and PPE at all times.
• Present the professional image of Equans to clients at all times.
• Keep all plant rooms under Equans responsibility clean and tidy.
• Supervise and monitor subcontractor works while on site for associated Fabric tasks.
• Arrange and provide holiday and sickness cover on short notice, being flexible in working patterns.
• Undertake lone working when required, subject to satisfactory training.
• Ensure assigned tasks are actioned and completed in accordance with contractual KPIs/SLAs.
• Support emergency situations to ensure business and operational continuity.

Client / Customer

• Respond in a timely manner to verbal and written requests.
• Produce information for quotations.

Helpdesk – PPM

• Support the Helpdesk with reporting or updating planned and reactive activities.
• Be available for out‑of‑hours call‑out support for the contract if required.

Compliance

• Gain Technical Appointments as required (e.g., LVCP and Water Hygiene CP) to permit lamp changing and L8 activities such as tap flushing.
• Produce Condition/Dilapidation Reports for fabric assets.
• Inform supervisor immediately of dangerous circumstances.

SHEQ

• Comply with requests for information from SHEQ manager.
• Work to company health and safety policy and ensure PPE is safe to use.
• Report accidents and near misses promptly.
• Ensure test equipment is calibrated.
• Follow Method Statements and Risk Assessments for all works.

Work to high standards of Building Maintenance, reliably and competently, working on own initiative or overseeing subcontractors, producing high quality reports. Face of Equans—smart appearance and ability to discuss findings with customers.

Complexity

Work unaided, build rapports with end users and customers, promote EQUANS values.

Excellent knowledge of carpentry, plumbing and/or painting/decorating techniques.

Eye for detail and consciousness of quality standards.

Qualifications or Required Experience

• Suitable experience in a similar high‑demanding role.
• Demonstrable experience in carpentry, painting, plumbing or flooring in construction, repair or maintenance environment.
• Good knowledge of Fire Door maintenance and inspection techniques.
• Understanding of Legionella control techniques e.g. tap flushing.
• NVQ (or similar) in Plumbing, Carpentry or Decorating services.
