Your role is to manage provision of sheltered housing accommodation for elderly residents across a number of properties in line with relevant legislation and regulations, and Abbeyfield?s mission and values. Description of the role You?ll have responsibility for groups of elderly residents, so you?ll be managing the provision of tenancy agreements, ensuring a positive accommodation experience in a safe living environment. And you?ll be developing and implementing local marketing activities to promote your Houses to secure a high reputation in the community, developing relationships with referral agencies and key partners working in social care. You will need to maximise rental income, by ensuring high occupancy levels, and any resident debt is minimised. Equally, you will need to control staff costs by effective management of staff budgets, rotas and timesheets. Additionally, you?ll need to have an eye on other property related costs, such as utilities and consumables, in line with budget. You will have experience of effectively managing staff. In each location you will have a small team of Housekeepers, Cooks and Generals Assistants reporting to you. In short, you?ll need to ensure that there are sufficient staff in the right places at the right time to ensure service provision. And you will also find the time to develop staff to optimise capability, performance and productivity. Finally, Compliance, Risk Management & Quality Assurance sit within your remit. So this involves ensuring that the Houses comply fully with all relevant regulations, internal Abbeyfield policies and processes, and that there is an effective internal audit programme to assure compliance. Our Ideal Candidate Naturally you?ll need to have experience working in a sheltered housing, health or social care environment. And ideally, an appropriate qualification in sheltered housing and or social care would be an advantage, together with an understanding of relevant Housing legislation, assured shorthold tenancy management and landlord and tenant obligations. You must be able to manage customer expectations, by balancing the needs of residents with business need. And preferably, you will have a good understanding of national health and social care strategies for older people. You?ll also have had experience managing budgets, particularly securing sustainable income and controlling costs. And given the team you?ll be managing across multiple sites, strong staff management skills are key. In short, you?ll know how to get the best from people. Finally, as you?d expect in a modern working environment, you will need to be computer literate, and proficient in the use of Microsoft Office (Outlook, Word, Excel). About the House or Home you?ll be working in Covering three Abbeyfield independent living houses; ideally the candidate will live in central location to the three houses - base location can be agreed. The location of the three Houses is set out below: Located close to the heart of Weston-Super-Mare, Abbeyfield House offers a total of 10 flats with ensuite facilities suitable for older people who are looking for security and companionship in later life. Abbeyfield House is ideally situated being just a five minute walk to the town centre and ten minute walk to the Grand Pier. Weston-Super-Mare has a wonderful seafront which residents enjoy in the summer months, taking advantage of the many attractions and restaurants. Our friendly and experienced staff team are encouraged to spend time and get to know our residents at our home, either by taking a stroll in our pretty garden in the warmer months or by taking part with them in our daily programme of planned activities such as cribbage, coffee mornings or lunch clubs! Abbeyfield House Sherborne can be found in the village conveniently located with just a short work from the main town centre with plenty of cafes and shops to enjoy. We have fantastic transport links, with a good bus service to Yeovil of only 10 minutes and the main train station in Sherborne situated less than 1 mile from the house. The 1970s house recently underwent major renovation works, making fantastic improvements to our wonderful communal lounge and dining areas. We have 10 rooms all with ensuite facilities and walk-in showers and some benefitting from their own kitchenette area. Our residents are supported by our kind and compassionate team, many of whom, have long service with our home. We are situated just a ten minute drive from the famous White Horse landmark, which offers glorious views of the Wiltshire countryside. With many other historic sites in the area, Abbeyfield House in Westbury is ideally situated. Our house was built in 1988 and is situated a short distance from the local town centre and public transport facilities. This attractive accommodation comprises of 12 studio flats with en-suite facilities and set in its own wrap-around garden. Our residents are encouraged to remain both mentally and physically active, and enjoy a varied social calendar of organised events. We provide a peaceful, friendly atmosphere where residents can remain as independent as possible. It's a home from home with support from our caring house team and volunteers.
